Panca is working with Arada London on the landscape design and delivery of 100 Avenue Road, a landmark mixed-use development in Swiss Cottage.
Our scope includes the ground floor public realm adjacent to the Swiss Cottage tube station and the residential podium terrace, which serves as a dedicated play space featuring a series of distinct outdoor play rooms integrated with rich ecological and biodiverse features.
Having produced the updated planning documentation for the Section 73 application, we are continuing our involvement through RIBA Stages 3 to 6, overseeing the development of the landscape design vision all the way to completion.
The ecological play garden is arranged as a sequence of themed outdoor rooms that together create a rich and varied play environment. One room encourages social engagement and strategic thinking through interactive games such as noughts and crosses and four-in-a-row, while another focuses on visual and sensory stimulation,
using spinning elements and optical illusions to inspire curiosity and exploration. A third room invites creative expression with musical and sound-based play, including speak-and-listen funnels and a resonating instrument with xylophone-like tones. Lastly, the terrace features an open amenity lawn with stone animal features that support imaginative play and role-play that are fundamental to early childhood development.

Surrounding these play rooms, a drought-tolerant biodiverse roof enhances the scheme further by providing educational value, where planting is not merely ornamental but an evolving and integral part of the play experience. Native and resilient planting weaves around features such as log piles, bug hotels, bird houses, and locally mounded planting zones creating habitats that attract insects, birds, and other urban wildlife.
